Architectural Consultancy and Project Strategy
Technical and strategic support for private clients, investors and developers at the earliest decision-making stages. It covers appraisal of the potential of sites and buildings, planning context, buildability, advice on council planning processes, outline investment estimates and settling the best approach to taking the project forward.
Technical Feasibility Appraisal
A preliminary study of land or buildings ahead of purchase, or before a design is taken forward. It covers regulatory and planning analysis, the position under the PDM (the municipal master plan) and council regulations, identification of the bodies involved (RAN, REN, APA and CCDR among others — the national agricultural and ecological reserves, the environment agency and the regional coordination commission), a study of areas and an outline investment estimate.
Initial Design Study
First development of the architectural concept: massing, spatial organisation, regulatory analysis and 3D modelling, to understand what the project can be.
Architectural Concept Design
The stage at which the concept and the spatial organisation are settled. It includes analysis of the site, development of the drawings, 3D modelling, the choice of materials and interior moodboards.
Consenting and
Planning Procedures
Preparing and running architectural planning applications, prior notification, pre-application enquiries (PIP — Pedido de Informação Prévia) and plot severance and land subdivision consents, with technical liaison with the authorities concerned.
Technical Design
The design worked up in detail for construction, including drawings, bills of quantities, the specification and technical support in tendering and appointing contractors.
Measured Building Survey
Technical surveys with exact measurements, drawings and a photographic record of the existing space.
Coordination of Consultants
We develop and coordinate all the engineering design needed for planning and for construction, through a network of partner engineers and consultants we work with continuously. It covers structures, water and drainage, electrical, HVAC, thermal, acoustics and fire safety, among others.
Topographical Survey
Coordinating and carrying out topographical surveys in support of the design and of setting out on site.
Landscaping and External Works
External spaces developed within the architectural language of the project, taking in the relationship between the architecture, the landscape and the way the space is used.
Interior Design
Interior schemes developed with layouts, the functional organisation of the spaces, material selection and moodboards of finishes.
Furniture Design
Bespoke furniture designed and drawn as part of the architecture of the space, with materials, finishes and detailing for manufacture.
Lighting Design
Lighting schemes worked out alongside the architecture and the engineering design, with attention to atmosphere and to how the space is experienced.
Biophilic Design
Sustainable, natural principles brought into the architecture and the interiors through organic materials, daylight and a relationship with planting.
Site Supervision
Continuous coordination between design and construction, approval of materials, quality control and technical support to the client through the build.
Site Inspection
Checking that the construction complies with the approved planning drawings and the technical design, checking the building systems, verifying quantities and writing the site minutes.
